Deposit of $50,000 (non-refundable), due on day of auction when successful bidder will execute a standard real estate contract. Buyers shall provide a bank letter of credit in the amount of the deposit or through prior arrangements suitable to seller's and auctioneer. Remainder of purchase price due at closing on or about May 1st. Sale is subject to a current lease. Buyer will receive a credit for 100% of the 2019 crop year cash rent. Sellers will pay transfer tax and provide clear marketable title at closing. Real Estate taxes will be prorated to date of closing. The property is being sold “As is where is”.
