Real Estate Terms & Conditions

Deposit of $75,000 for Tract #1 and $15,000 for Tract's #2 and #3, (non-refundable), due on the day of auction when the successful bidder will execute a standard real estate contract. Buyers shall provide a bank letter of credit in the amount of the deposit or through prior arrangements suitable to sellers and auctioneer. The remainder of the purchase price is due at closing on or about November 11th, 2020. Sellers will pay transfer tax and provide a clear marketable title at closing. Real Estate taxes will be prorated to the date of closing. The property is being sold “As is where is”. Closing handled by Fred Greder of Benchmark Agribusiness, Mason City. The buyer is responsible to perform their own due diligence in regard to the value, condition, and fitness of the property. Sellers have the right to reject any or all bids. Statements the day of the auction will take precedence over all prior communications, written or oral.
